We takes on a select number of Full Service Projects each year, guiding clients from first ideas through to completion, and can also provide Consultancy at any stage of your project giving you expert input whenever you need it.

CONCEPT to PLANNING
If you’re at the very earliest stage — perhaps even considering buying a property — our 2-Day Unlock Your Home’s Potential Package is often the best place to begin. Mint is also happy to attend property viewings to help assess potential.
For those ready to move their project forward, our Concept to Planning develops tailored design solutions for remodelling, extending, or reconfiguring your home. Taking into account your scope and budget, we create clear architectural designs that progress your project with confidence towards planning approval.
This stage can include, as needed:

Options: Sketch floor plan and elevation

All elements are provided on an as-needed basis and clearly set out in your fee proposal, so you can pick and choose what’s most relevant to your project.
We use a mix of freehand sketches, CAD drawings and mood boards to bring your design to life. Every scheme is rich in detail and carefully considers space planning and furniture layout, ensuring family life is at the heart of the design.
Each project receives a private project website for presentations and documents. The process is collaborative, shaped around your input, and personally led by Mint Findlay.
By the end of this stage, you’ll have a set of plans and elevations suitable for planning submission. Mint Architecture will submit and manage the application on your behalf, liaising directly with local planning officers and drawing on a strong track record — including projects in the Green Belt and Conservation Areas. With an established network of consultants and contractors, we can also connect you to the right team to bring your vision to life.
FULL SCOPE ARCHITECTURAL SERVICES
Following on from planning, Mint Architecture can provide a complete architectural service, guiding you from detailed design development through to construction and completion. As a RIBA Chartered Practice, we take care of the technical detail, approvals and coordination, ensuring your project runs smoothly at every stage.
Comprehensive Technical Documentation
Mint Architecture brings strong technical expertise, supported by experienced architectural technicians. We prepare the full package of drawings and specifications required for Building Regulation approval and detailed construction. This ensures compliance with Building Standards on safety, energy efficiency and accessibility, while giving contractors the information they need to deliver to the highest quality. Our expertise in retrofit design also helps make homes greener, warmer and more efficient.
Project Coordination & Delivery
Mint Architecture can help you appoint trusted contractors — whether working with your preferred builder or guiding you through a tender process. With strong knowledge of local contractors and project managers, we help to ensure the right team is in place. Once appointed, we work closely with them to manage quality, programme and costs throughout the build. We provide consistent oversight, coordinating communication and issuing any required Architect’s Instructions so your design intent is delivered in full.
