Almost all projects start with a measured building survey, carried out by trusted specialist surveyors, to ensure we are working from accurate drawings from the outset. Alongside this, through site visits, discussions and early analysis, I help you clarify your brief, assess feasibility and establish the right strategy, including early planning considerations, budget awareness and programme expectations. This stage sets the foundations for a successful and well-informed project.

Exploring ideas, testing layouts, shaping the vision. This is where the creative work begins. I develop layout options and architectural concepts that explore proportion, light, flow and character, always grounded in practical buildability and sound technical understanding. From an early stage, I consider how the design will be delivered, thinking ahead about structure, construction methods and key elements such as windows, doors and roof forms. Where helpful, I involve specialist contractors or suppliers early on to test ideas, inform detailing and ensure proposals remain realistic and efficient. All information is shared via a dedicated project webpage, updated throughout the process to create a clear and accessible record of the project’s development. We work collaboratively, refining ideas and direction until we arrive at a scheme that feels both inspiring and right for your home.

Turning ideas into an approvable scheme. Once the design is agreed, I prepare the drawings and documents required for planning, managing the application on your behalf and liaising directly with planning officers and relevant consultants. With extensive experience working in Conservation Areas, the Green Belt and other sensitive contexts, I guide projects carefully through this stage with a strong focus on quality and successful outcomes. Where appropriate, I continue early discussions with key specialists and suppliers so that planning designs are grounded in realistic construction solutions and the project is well prepared for the next stages, with the right people involved early on.

Making the design buildable, robust and efficient. This stage develops the approved scheme into detailed technical drawings and specifications for Building Regulations and construction. I coordinate structure, services and energy strategy, with particular attention to Retrofit measures, fabric upgrades and long-term performance, ensuring your home is warmer, more efficient and future-proofed wherever possible. Key elements such as glazing systems, roof construction, joinery and bespoke details are often defined at this stage, in consultation with contractors and manufacturers. Making these decisions early helps remove ambiguity, control cost, and protect design quality, avoiding unnecessary value engineering later in the process. Contractors receive clear, well-considered information that supports accurate pricing and high-quality delivery.

Choosing the right team with clarity and confidence. I prepare tender information, support you through contractor selection, and help ensure scope, quality and cost are properly aligned before work begins. Because many major components and construction strategies have already been carefully considered, tenders are typically more accurate, transparent and robust, setting the project up for a smoother construction phase.

Protecting the design through the build. Throughout construction, where engaged as Principal Designer or acting as Client’s Representative, I remain closely involved. This typically includes attending site meetings, reviewing workmanship, issuing architectural instructions and resolving issues as they arise. My role is to protect the design intent, maintain quality, and act as a steady point of coordination between you, the contractor and the wider team. In line with current health and safety regulations, a Principal Designer must be appointed to coordinate design risk throughout the project. Where I am not appointed to this role, responsibility must be formally transferred to another suitably qualified party.

Bringing the project safely to a close At completion, I assist with inspections, snagging and handover, ensuring the project is properly closed out and that your new home is ready to enjoy.
