Fallows Green, Harpenden

Fallows Green is a six-bedroom detached 1930s property of around 4,800 sq ft on a private road in central Harpenden. The high specification project involved a full refurbishment with extensions to the front, rear, and side, including a new frontage and porch, an orangery-style rear extension with loggia (for all year round outdoor lounge) and utility block, new windows and doors, new services throughout, and comprehensive landscaping. The scheme also included bespoke designed built-in furniture throughout the home, and early coordination with the wider team ensured the project was delivered within the 52-week construction programme.

Context

Having been extended several times over the years, the house had become disjointed and dark, with rooms lacking connection and natural flow. The clients, returning to Harpenden after living abroad, wanted to create a bright, well-proportioned family home that felt both practical and characterful.


Mint Findlay led the project independently from inception through to completion, assembling and coordinating the full design team and managing all stages through planning, detailed design, and tender. A comprehensive construction package was produced, incorporating full technical coordination — including structure, services, M&E, lighting and electrical layouts, and detailed furniture design. During the construction phase, Mint worked alongside a project manager to oversee delivery on site, acting as the clients’ representative and ensuring the design intent and quality were maintained throughout.


Approach

The redesign sought to bring clarity, balance, and daylight back into the home. A more coherent plan introduced stronger sightlines, opening a view from the entrance through to the garden and drawing light deep into the interior. Glazed screens and internal windows were used to enhance daylight, while the central zones were repurposed for storage and practical functions.


The design evolved from hand-drawn concept sketches into detailed 3D models and mood boards that explored proportion, materiality, and atmosphere. All fixed furniture, finishes, and architectural detailing were designed to create a consistent, crafted feel throughout. Subtle panelling, bespoke joinery, and a refined material palette give the house a calm, timeless character that unites the architecture and interiors.


Sustainability

Efficiency and build quality were achieved through close collaboration with specialist manufacturers. Off-site fabrication of key components — including the orangery, loggia, and fitted joinery — streamlined the programme and reduced waste. Improved insulation, upgraded services, and enhanced daylighting and ventilation contribute to a comfortable, energy-efficient home with long-term performance in mind.


Outcome

The completed home feels bright, balanced, and harmonious. Light now flows naturally through the plan, linking generous spaces and long views to the garden. Careful detailing and a unified palette create a sense of calm and understated elegance.

The project successfully transformed a fragmented property into a confident and coherent family home — one that blends practicality with personality and delivers enduring comfort and character.
